Very large spacious room, others in our group (in the main house) had much smaller rooms.
The Roseate
The elegant Edinburgh townhouse for a hen that certainly doesn’t feel like one.
The Roseate is for the hen that has somehow become less “hen weekend” and more extremely well-organised Edinburgh house party. Spread across two restored Victorian townhouses in the West End, its 35 rooms and suites lean into rich tweeds, velvets, heritage details and proper five-star polish without drifting into tartan-theme-hotel territory.
This isn’t the obvious choice for piling four friends into every bedroom. Most rooms are designed for two, although selected House Executive Rooms can accommodate three and the House Suite up to four. Where The Roseate really makes sense is around the bedrooms: afternoon tea, cocktails, a serious restaurant, private dining and a garden that can host intimate celebrations all give the weekend somewhere elegant to happen.
It’s one for long lunches, Champagne before dinner and the bride who would rather disappear into the floor than wear a sash. You still have central Edinburgh close by, but the hotel gives the whole thing a much calmer starting point.
The Roseate sits in Edinburgh’s West End, around five minutes from Haymarket station and slightly removed from the busiest Old Town streets. Princes Street and the West End are straightforward from here, while trams and buses make the centre easy without needing a convoy of taxis. Murrayfield is also nearby, and the Water of Leith offers a quieter side of the city. For a group, the location works particularly well when good dinners and good sleep matter as much as being central.
Features
The hotel is spread across two separate Victorian townhouses, so a larger group may be split between The Roseate and The Roseate House. Exact room allocation and any accessibility requirements should be confirmed before booking.

The room was amazing, with a beautiful old-style wooden charm, and much more spacious than we expected.
We stayed in a suite, which was spacious, comfortable, and well-appointed.
We were in The Hampton Suite, 2 rooms, very spacious and comfortable.
